Simultaneously with the construction of our luxury condominiums, our team embarked on an exciting new venture — the development of a 12-unit, multi-story luxury apartment complex. This project, like many others, began with the entitlement process and required close collaboration with the City of Clovis, a small but historically significant community.

Navigating the initial planning and zoning phases presented several challenges, particularly regarding rezoning requirements. Recognizing the pressing need for more housing across California, and in alignment with our mission to create high-quality residential communities, we explored the benefits offered by California Senate Bill 9 (SB 9). This progressive legislation was enacted to ease development restrictions in single-family residential zones, directly addressing the state’s ongoing housing shortage.

During the entitlement process, we received an encouraging outreach from the Mayor of Clovis, who extended a warm invitation to meet and discuss the project’s potential. That meeting proved to be both productive and pivotal.

City leadership showed a strong willingness to work collaboratively, emphasizing their support for well-planned housing developments that contribute positively to the community. Their proactive involvement helped streamline several aspects of the approval process and facilitated a clearer path to our project’s completion.

Sustainability and tenant cost savings were key priorities from the outset. The building was designed as an all-electric structure, constructed with no reliance on natural gas. To offset utility costs and promote energy efficiency, we incorporated a comprehensive solar panel system, ensuring that residents would enjoy low electricity bills and a reduced environmental footprint.

The project was completed in just nine months, thanks to efficient planning, strong partnerships, and a highly coordinated construction phase. Since its opening, the apartment complex has experienced exceptional occupancy rates, reflecting both the strong demand for quality housing and the value delivered by our thoughtful design and execution.

This development not only added much-needed residential units to the area but also reinforced our commitment to sustainable, community-focused housing solutions throughout California.
